Can a refinance be denied after appraisal?
Getting a low property valuation could hurt your chances of a successful refinance. Even if you have a great credit score, if a lender thinks you don't have a lot of equity in the property, they may deny the refinance.
The most common reason why refinance loan applications are denied is because the borrower has too much debt. Because lenders have to make a good-faith effort to ensure you can repay your loan, they typically have limits on what's called your debt-to-income (DTI) ratio.
After the appraisal, the next step is underwriting. The mortgage lender reviews the loan file to ensure that everything is in order, assesses the risk, and either approves or denies the application. Some borrowers might receive conditional approval, meaning that some item needs to be resolved or explained.
Although grime and clutter shouldn't affect the value of the home, it certainly can leave your appraiser with a poor impression. Clean your house from top to bottom. During the process, remove clutter. Sell unneeded items at a garage sale, move them to a storage unit, organize them into bins, or give them away.
The home's appraised value or condition doesn't support the sales price. Underwriters usually only decline a loan for a low appraised value if you can't haggle for a lower price with the seller and don't have the funds to come up with the difference.
Underwriting and Loan Approval
The appraised value must be incorporated into the lender's underwriting approval process before issuing a clear-to-close notice. Underwriting refi loans normally takes 1-2 weeks from a fully completed appraisal. Any appraisal issues can delay approval.
A lender may reject your application if it believes that your income is too low or unstable to handle the payments on a new loan. Having some recent instability in your job can also make it difficult to get approved.
A rate-and-term refinance for a conventional mortgage loan typically requires at least a 620 credit score — that is, as long as your loan-to-value ratio is 75% or less, you have at least two months of cash reserves in the bank, and your debt-to-income ratio is under 36%.
'After closing' is the point where the lender has done the final checks of your application, the papers have been signed, and there's no reneging on the deal at this point. This is the point where your loan can not be denied anymore.
How long does it take after the appraisal to close? Mortgage underwriting and other closing procedures can take anywhere from 2 weeks to 45 days. On average, lenders tell borrowers to expect a 30-45 day window to finish processing everything.
Does underwriting happen after appraisal?
After the appraiser determines the property's value, the underwriter will compare the appraised amount to the mortgage loan amount. Your underwriter may suspend the application if the home is valued less than the mortgage amount.
As such, the next step that will occur is the mortgage underwriting process. The underwriter will assess the risk level associated with the loan and use the appraisal report to approve or deny a loan based on risk.
As a realtor or a homeowner, you should avoid saying things like: – Is it going to come in at this “value”? – I'll be happy as long as it appraises for at least the sales price. – Do your best to get the value as high as possible.

It simply means that you've agreed to pay the seller less than the home's market value.
Refinancing With the FHA
These are loans through approved lenders that are backed by the government. Interest rates are competitive, but not as flexible, and the maximum loan amount can vary by county. If you are eligible, you may be able to refinance as much as 85 or 95 percent of your home's value.
However, in most cases, having the completed appraisal will be a precondition to obtaining final loan approval.
How often does an underwriter deny a loan? A mortgage underwriter typically denies about 1 in 10 mortgage loan applications. A mortgage loan application can be denied for many reasons, including a borrower's low credit score, recent employment change or high debt-to-income ratio.
The mortgage underwriting process can take anywhere from a few days to a few weeks. The timeline varies depending on whether the underwriter needs more information from you, how busy the lender is and how streamlined the lender's practices are.
If all goes well, the appraisal gets slipped into the pile of paperwork and the closing process takes one step forward. The next step is mortgage underwriting. The underwriter reviews the entire loan file to make sure everything is in order and that all the required documents have been submitted.

Do underwriters look at appraisal?

Lenders usually don't allow you to refinance if you have a ROFR clause. The property serves as collateral if you can't pay back the loan, meaning the bank would sell the home to recoup it's money if you default. With a ROFR in place, it would have to honor the clause and offer the interested party a chance to buy.
There are many reasons why an underwriter may deny your mortgage loan, such as a low income, an unsatisfactory credit history or a recent change in employment. If an underwriter denies your mortgage loan, try going to a smaller lender or addressing the issues that caused the denial in the first place.
These include minimum credit scores, steady income and employment, sufficient home equity, and manageable debts. In some cases, refi requirements are even easier than those to purchase a home.
A score below 620 is generally a bad score for refinancing. This is the minimum score required for most refinancing options. While you can still refinance with a lower score (with an FHA refinance, for instance, you need a minimum of 580), you will have fewer choices.
