Can you refinance 100% of your home?
If you currently have a conventional or ARM loan and want to switch to a VA loan, a rate-term refinance is a fixed-rate loan that allows you to finance up to 100% of the home's value without mortgage insurance.
FHA refinance: For FHA cash-out refinances, mortgage lenders prefer you to have 20 percent equity remaining after the refi. VA refinance: Through a VA cash-out refinance, you can access up to 100 percent of your equity.
Most lenders let borrowers only refinance 80% – 90% of their loan value. In this scenario, if you take out $20,000 in a cash-out refinance, you'll be removing over 90% of your home equity. If this is your plan, you'll likely have trouble finding a lender willing to originate your refinance.
The percentage of your home's value that can be borrowed on a refinance loan (known as the maximum loan-to-value ratio) varies by loan program and occupancy type, but generally the maximum on conventional conforming financing is 95% on rate/term refinance and 80% on cash-out.

Your score will typically dip a few points, but it can bounce back within a few months.
How much equity do you need to refinance?
When it comes to refinancing, a general rule of thumb is that you should have at least a 20 percent equity in the property. However, if your equity is less than 20 percent, and if you have a good credit rating, you may be able to refinance anyway.
Refinance closing costs commonly run between 2% and 6% of the loan principal. For example, if you're refinancing a $225,000 mortgage balance, you can expect to pay between $4,500 and $13,500. Like purchase loans, mortgage refinancing carries standard fees, such as origination fees and multiple third-party charges.
In a cash-out refinance, a new mortgage is taken out for more than your previous mortgage balance, and the difference is paid to you in cash. You usually pay a higher interest rate or more points on a cash-out refinance mortgage compared to a rate-and-term refinance, in which a mortgage amount stays the same.
Yes, there are options other than refinancing to get equity out of your home. These include home equity loans, home equity lines of credit (HELOCs), reverse mortgages, Sale-Leaseback Agreements, and Home Equity Investments.
Program Description
These loans can be used as strictly cash at closing, to payoff debt, make home improvements, and pay off liens. The Cash-Out Refinance Loan can also be used to refinance a non-VA loan into a VA loan. VA will guaranty loans up to 100 percent of the value of your home.
Cash-Out Refinance Costs and Requirements
These typically range from 2% to 6% of the loan amount. These costs can include fees such as an origination fee, appraisal fee, credit check fee and more. You'll also have to meet certain requirements to qualify for a cash-out refinance.
Calculating the monthly cost for a $50,000 loan at an interest rate of 8.75%, which is the average rate for a 10-year fixed home equity loan as of September 25, 2023, the monthly payment would be $626.63.
The average interest rate for a 10-year fixed-rate home equity loan is currently 9.09%. If you borrowed $100,000 with that rate and term, you'd pay a total of $52,596.04 in interest. Your monthly payment would be $1,271.63.
High Debt-to-Income Ratio
Your debt-to-income ratio is the percentage of your income that goes toward paying your debts each month. If your debt-to-income ratio is too high, lenders may be concerned about your ability to make your payments. Many lenders look for a debt-to-income ratio of 43 percent or lower.
As with any loan product, a home equity loan or HELOC can hurt your credit score in the short term, in part because you're taking on more debt and potentially raising your credit utilization ratio. Over time, however, your credit score could go up as you make regular monthly payments on your home equity loan.
Do you need good credit for a home equity loan?
It's possible to get a home equity loan with a fair credit score, defined as a FICO score between 580 and 669. You won't get the lowest interest rate, however, if your score isn't as high.
Home equity loans and HELOCs typically have significantly lower interest rates than credit cards, so consolidating your high-interest debt may result in lower monthly payments and interest charges. "This can make it easier to manage debt and save money over time," says Carey.
An applicant can be denied refinancing for various reasons, from a low credit score to a new job. If you know why you were turned down, you can work on the problem and reapply.
Conventional refinancing is one of the most common types. You'll need at least a 620 credit score to refinance your conventional loan (or into a conventional loan) — though at that score, you'll likely need a DTI ratio of 36 percent or less, which can be limiting.
You can sell your house right after refinancing — unless you have an owner-occupancy clause in your new mortgage contract. An owner-occupancy clause can require you to live in your house for 6-12 months before you sell it or rent it out.
